Land buying has a reputation for being complicated, and honestly, it can be if you do not know what to look for. 😉
2.01 acres in Eads, TN with no city taxes, utilities already in place, and a perc test done? This is the kind of lot that does the hard work for you before you even break ground.
If you have been looking for the right piece of land to build on, this one is worth a serious look. 🏡
DM me or comment “LAND” and I will get you the details.

Price per square foot is a tool, not a verdict, and knowing the difference can save you from passing on a home that was actually priced well.
The listing I used as the real-world example here is one of mine in Cordova, and the number genuinely undersells what is there.
Want to talk through what the numbers really mean before you start touring? That is exactly what I am here for! #TalkToTracy

Glioblastoma is one of the most aggressive brain cancers there is, and research is the only way forward. 💛
I am sharing this because it matters, and because sometimes the most important thing we can do is point people in the right direction.
If you have a few minutes and a few dollars to spare, gbmresearch.org is where they will do the most good.
Share this one. Let’s be loud about it today. 🔊

Memphis is one of those cities where the geography is still having a conversation with the real estate market, even now.
Understanding why neighborhoods were built the way they were is one of the most useful things I can share with a buyer trying to figure out where they actually want to land.
Which part of Memphis feels most like home to you?

You see the showings and the for sale sign. What happens in between is where the real work lives. 👀
The calls, the comps, the strategy built before we ever sit down to negotiate. That is what keeps things from falling apart when the pressure is on.
Save this one if you are thinking about buying or selling and want to know what it actually looks like to have someone in your corner.

I never thought I’d be writing this.
I know it’s time to say goodbye to Titus.
His body is telling us what his heart hasn’t yet. He’s hurting. He can’t make it through the day without pain medication. He’s losing weight, barely eating, and showing more signs of pain, stress, and anxiety.
And yet… his spirit is still so full of love. He still wants to snuggle. He still gets excited when he sees me. He still wants to be right beside me wherever I go.
That’s what makes this so incredibly hard.
For those of you who’ve had to make this decision for a pet you loved deeply, would you share your experience with me?
Afterward, did you find yourself wondering if you acted too soon? Or did you ultimately realize you made the decision at the right time? I’m struggling with that delicate balance where “too soon” can become “too late” before you know it.
I would especially love to hear from those of you who found peace afterward because you knew, even through the heartbreak, that it was the kindest decision.
We’re spending what will likely be our final days loving on Titus, and I could really use the encouragement of people who have walked this road before.
Please give your own pets an extra hug from us tonight. ❤️
Love,
Tracy and family

The 20% myth has kept more people renting longer than it ever should have.
Before you decide you are not ready, find out what you will actually need because it is probably less than you think.
This week’s blog breaks down what cash to close really includes, what options most buyers do not know they have, and how to stop guessing and start planning.

Homeownership looks different for everyone, but the feeling behind it is usually the same.
It is not just about the house. It is about what the house makes possible.
Drop your version of “The freedom to...” below. I genuinely want to read them.
